The city mailed out more than 595,000 assessment notices last Friday revealing the assessed value of each Calgary property.
Assessed values are reflective of market conditions as of July 31, 2024 , and the physical state of the property as of Dec. 31 2024 .
Many Calgary homeowners were shocked by the city's latest valuations, which increased their property’s supposed worth by tens of thousands of dollars.
The city’s council-approved 2025 budget included an overall tax increase of 3.6 per cent .
The average tax hikes for homeowners will be around 5.5 per cent , while for commercial property owners, it's around 1.5 .
The city provides a free tax calculator on its website that homeowners can use to determine their 2025 property taxes.
